Policies Terms and Conditions

After booking your stay with Josiah's Bay Bed and Breakfast, your deposit must be received in our offices within 10 days.  Your payment constitutes your acceptance and agreement to the terms, conditions, limitations and restrictions set forth herein.  Please do not hesitate to contact us by phone or e-mail, if further clarification is needed before sending your deposit.

Deposit/Cancellation Policy

A deposit of 50% of the total room rate is required at the time of reservation.  The remaining balance, including Government Tax, is due on the day of arrival. 

Josiah's Bay Bed and Breakfast is an exclusive property where every guest reservation is both important and special to us. Cancellations and requests for changes to the reservations, such as date changes or number of guests, must be made promptly by phone, fax, or e-mail.

Once we have received your deposit and confirmed your reservation, any changes made to your reservation will be charged a $35 processing fee per room, which will be collected at the time of check-out.  If your travel plans change and you must cancel your reservation, please call us at least 14 (fourteen) days* prior to your arrival date to cancel your reservation.

In the unlikely event that you must cancel with less than fourteen (14) days* notice, a 50% charge will be applied. If you must cancel with less than 7 days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation.

Guests who leave before their scheduled departure date and without notification to Josiah's Bay Bed and Breakfast agree that they have no rights to compensation.

Rates/policies are subject to change and vary during high impact periods and special requests.

• Check-in: 3:00 PM - 6:00 PM. If arriving outside of check-in times, please call in advance to make arrangements.
• Check-out: 11:00 AM.

This property is privately owned and management reserves the right to refuse service to anyone. We will not be responsible for accidents or injury to guests or for loss of money, jewelry or valuables of any kind.
